Rooms with different configurations

I have set up php-residence and it works great but:

Our dual key unit can be rented out as either a 2 bedroom, 1 bedroom or studio unit but when someone books the unit in the 2 bedroom configuration the availability calendar doesn't block out the 1 bedroom or studio unit and it is showing as still available.

Any suggestions will be appreciated.

Is there any way that you can make a unit unavailable, say for maintenance etc, without having to apply a reservation to it.

This would be an easy way around the above problem.

When you need to book it as 2 bedroom you could insert 2 reservations in close apartments (you can set the 2 apartments as being close in the all apartments table). If needed you can apply automatically a discount with an extra cost when a double reservation is inserted.
